When selling you don’t have to get nearly as elaborate as this before/after, which was a Redesign project, but you should stage your outdoor spaces as dining or lounge areas which will be a bonus to buyers. Any outdoor space has potential be it a deck, patio or front porch. First decide whether your space is large enough to accommodate a dining area as well as a sitting area. If size is an issue, decide what your family’s needs/wants are. Do you love barbequing and eating outdoors or would you enjoy an intimate, outdoor living room? If you’re selling, just adding a seating area or dinette shows buyers how they can use the space.

For this outdoor redesign project my clients wanted an outdoor lounge area to enjoy themselves and entertain guests.  We set a budget and used their existing outdoor furniture, lanterns and assorted plant containers. In most cases just buying new seat cushions and an inexpensive rug to anchor the space make a world of difference.

We found this indoor/outdoor rug on sale for $200.00 at Mayfair! Most spaces don’t require such a large area rug and you can find smaller ones for $100.00, especially now with all the summer sales going on as stores make room for their fall inventory.

Plants go a long way in creating warm, beautiful spaces, but keep in mind how much sunlight they will get and choose plants accordingly. A great way to find plants that require very little sunlight is to shop at larger supermarkets that sell indoor plants. They work great outdoors and are perfect for those shaded areas that get almost no sun.

Always start your outdoor design project with chair cushions and design around their color scheme. You can do all one color and incorporate prints and strips with pillows and an outdoor rug. Just make sure the colors complement each other. Nothing’s worse than clashing cushions.

For sellers, keep in mind that 90% of buyers can’t envision an empty space’s full potential, but if you stage your outdoor patio, porch or deck, you give buyers one more great reason to choose your home over the competition.

If you’re staying, why not take advantage of your outdoor areas and create more usable space to enjoy with your family or entertain guests.  Picture yourself relaxing with a cup of coffee while reading the newspaper or putting your feet up at the end of the day with a glass of wine and a good book.  The possibilities are endless!
